This is a question we hear frequently, and the answer might surprise you. While the natural assumption would be that the default home style for larger families is a Colonial, the real answer is this: The most cost effective 4BR, 2000+sqft home is a two-module Cape with the upstairs finished on-site— a Cape Plus.
A Quick Breakdown, Colonial vs Cape Plus
One of our most frequently asked-about homes is the Webster Colonial. This is a 2500sqft, 4-bedroom home with 2.5 bathrooms. It consists of four modules. For a turnkey build including all required site work, this home starts in the mid-$700,000s. Start ticking the option boxes— central air, covered porch, garage, and that figure climbs north of $800k. In today’s market, as compared with a stick-build of the same specifications, this is still a strong value. However, we can do better….much better.
Take our Southbury Cape, for example. This is a 1350sqft, 2-bed, 2-bath home, consisting of two modules. But if we upgrade to a Southbury Cape Plus, meaning we’ll build out the previously open and unfinished second floor on-site, this becomes a ~2350sqft, 4-bed, 3-bath home. The starting point cost for a Southbury Cape Plus turnkey build? Well over $100k less than a comparable Colonial!
