Our Process

Your Dream Home

At Southern New England Modular Living, we help our customers build the home of their dreams – on time and on budget. Modular offers significant advantages to traditional site-built construction – including cost savings, superior quality control, reduced stress, and a sooner move-in date!

The Modular Build

Each modular build is a truly unique process. Our factory offers a wide variety of house types. We have hundreds of great floor plans to choose from, or we can create a custom plan just for you. Also, each building lot, each dream and each budget present unique opportunities and constraints. There is no shortage of possibilities, but our creative approach and attention to detail set us apart!

We’ll provide official construction plans and full specifications for the house itself, reflecting all the decisions you’ve made along the way – from the model and floor plan down to details such as electric and data/cable jack placements, light fixtures and switches, electric panel location, color selections, and any upgrades you’ve chosen. Popular upgrades include premium kitchen cabinets, fixtures & appliances, custom countertops, bathroom vanities, tile showers, siding & flooring, etc.

While you’ll have fun making all these choices, a modular build includes a whole lot more than just the house. Other items to address typically include a site plan (including well & septic if needed), building & driveway permits, tree removal, site excavation, and digging/pouring a foundation. 

Set Day (and Beyond)

Set Day is a day you’ll always remember. In the morning, you’ll see your foundation, a few enormous boxes on carriers, various equipment including a large crane, a dumpster for cleaning up, and a crew of guys ready to work. At the end of the day, as if by magic, you’ve got a house! (Note that some larger houses may take 2-3 days to set.)

When Set Day is over, your project is on the home stretch – but not quite done! Final details include tying in the plumbing, electric, hot water, and heating/cooling, adding additional insulation (if required by code), and taking care of some exterior and interior carpentry / finish work that varies by project.
