* Unless otherwise noted, Capes come standard with an unfinished second floor.  Plumbing feed and electrical conduit are routed upstairs to make eventual finishing straightforward.  Finish work will require insulation, drywall, paint, utilities connections, flooring, and finish carpentry. Unfinished Capes are popular with young families and other buyers who don’t need the finished upstairs right away, but foresee needing more finished space over time. An unfinished upstairs is the standard option. If you prefer to upgrade, we can finish off the upstairs for you.

Turnkey PackageBest for folks who want a traditional home-buying experience and consider convenience, timeliness, and quality control to be paramount.

With our Turnkey Package, we’ll be the General Contractor (GC).  As an authorized builder in Connecticut and Rhode Island, we can see your project through from start to finish on a turnkey basis.  Our Turnkey Package includes everything in the Deliver & Set Package. Also, we’ll pull the permits; handle all excavation, clearing, grading, and driveway installation; prep/deliver/set your precast foundation system and modular home; supply and install septic and well [or city connections] per code; complete all on-site plumbing, electrical, carpentry, paint, finish work, and so much more.

Deliver & Set PackageBest for folks who are willing to invest some “DIY” effort in order to stretch their budget further.

With our standard Deliver & Set Package, you’re serving as the GC and taking care of everything required for your build that falls outside of our scope. We’ll provide the architectural plans you’ll need in order to obtain a building permit.  If you’ve opted for our Superior Walls foundation system, we’ll deliver your precast foundation, set it (via crane), and pour a concrete floor.  We’ll deliver the modular home to your site and provide the crane and set crew, who will set the modules on the foundation and make weather-tight.  We’ll also handle a number of interior and exterior finishing items that cannot be completed at our factory, such as providing and installing the sill plate, lally columns, basement stairs, and exterior doors.  We’ll finish up the exterior siding (which is usually only partially completed at the factory) and make any required final adjustments and touch up the drywall.
